BookOrBid is a booking platform operated by Willow Property Management ("we," "us"). By using the site, you agree to these terms.

What BookOrBid is

BookOrBid lets you reserve a short-term or monthly stay in two ways: Book Now at the listed price, or Make an Offer proposing your own price. This is not an auction — there is no bidding war and no "winning bid." Listed prices, fees, taxes, and availability are shown before you commit.

Booking now

When you Book Now, you agree to pay the full listed amount — including cleaning, applicable fees, and taxes — for the dates you select. A reservation is confirmed once payment is completed. Availability is live and a unit may be booked by another guest until your reservation is confirmed.

Making an offer

• An offer is a request, not a confirmed reservation. Cleaning, fees, and taxes apply on top of your offered nightly amount.
• The property owner may accept, decline, or counter your offer.
• If your offer (or a counter you accept) is approved, you will receive a payment link by email and text. Your reservation is confirmed only when payment is completed.
• Offers may expire, and a unit remains available to other guests until a reservation is confirmed.
• To make an offer you must provide a valid email address and phone number so we can reach you about it.

Payments

Payments are processed by a third-party payment provider. Stated prices are in U.S. dollars. Any cancellation or refund terms for a specific stay are shown with that listing or provided by the owner.

Your responsibilities

You agree to provide accurate information, to be eligible to enter a rental agreement, and to comply with the property's house rules and applicable law.

Disclaimer & liability

The site is provided "as is." To the extent permitted by law, we are not liable for indirect or incidental damages arising from your use of the site. Nothing here limits liability that cannot be limited by law.

Governing law

These terms are governed by the laws of the Commonwealth of Pennsylvania.
